Joint sealant failure can have consequences ranging from the minor to the catastrophic, from 'mere' monetary issues to health, safety, and welfare issues. Joint sealants are one of the few exterior enclosure components that cannot be expected to serve the entire lifetime of the building. This course is about selecting the right sealants for the project and specifying them effectively.
A thoughtful, and somber, expression of the consequences of joint failure is the following, quoted from ASTM C1472:
"Sealant joint failure can result in increased building energy usage due to air infiltration or exfiltration, water infiltration, and deterioration of building systems and materials. Infiltrating water can cause spalling of porous and friable building materials such as concrete, brick, and stone; corrosion of ferrous metals; and decomposition of organic materials, among other effects. Personal injury can result from a fall incurred due to a wetted interior surface as a result of a failed sealant joint. Building indoor air quality can be affected due to organic growth in concealed and damp areas. Deterioration is often difficult and very costly to repair, with the cost of repair work usually greatly exceeding the original cost of the sealant joint work."
At the end of this course, verified by successful completion of an exam, students will be able to:
- Identify the basic functions of joint sealants in their next building project and describe the possible modes of failure for each joint.
- List critical product properties and explain how they affect joint sealant performance.
- Systematically select appropriate joint sealants for specific building joints.
- Assemble a specification that adequately covers all joint sealants required for the project and specifies the sealant products effectively.
